Market / Asset: Class C 32 Unit Multifamily – Charlotte, NC

We reviewed a well-located asset near our current portfolio. The fundamentals were solid, and our economies of scale peaked our interest. We are currently in negotiations with the seller for these 32 units.

Outcome: Negotiations

Takeaway: Discipline protects downside. Not every good property is a good deal.  We will stick to our numbers and see if the owner will accept our terms. Stay tuned.

At 2416 Julia, we partnered with a local contractor to be on standby during the unusual cold spell Charlotte has been experiencing. While it wasn’t needed, this logistical move would have improved response times for any furnace repairs and an improved overall resident experience — a core part of how we think about “community” beyond just numbers.

An off-market lead surfaced this week through a local broker relationship we’ve been nurturing for months. While early, it’s a reminder that relationships often matter more than listings.
